What is a 1031 Exchange?
A 1031 Exchange allows property owners and investors to defer paying capital gains taxes when selling an investment property, as long as the proceeds are reinvested into another qualifying investment property. Instead of paying taxes at the time of sale, the IRS allows those taxes to be postponed when specific rules are followed.
This process uses a qualified 1031 exchange intermediary, who safely holds the sale proceeds and helps ensure the exchange follows IRS guidelines. The funds are then used to purchase a replacement property within required timeframes.

You must close on the replacement property within 180 days of the sale. A well thought out and planned strategy will get you to this step with little to no issues. Must Use a Qualified Intermediary (QI)
IRS rules require a QI to hold funds and coordinate the exchange. A Tax professional should be consulted to ensure all requirements are met. Property Must Be Like-Kind
